Located on the edge of a pond in the dense forest of Lumberland, approximately two hours northwest of Manhattan by car, Vipp Pavilion is a tranquil getaway for guests to engage with this bucolic landscape in a remarkable architectural setting.
Designed by renowned architectural firm Johnston Marklee, the structure is built with a combination of smooth and ribbed stucco while its geometric forms are based on two tangent ellipses that echo the contours of the adjacent pond.

The interiors are designed in response to the surrounding landscape. The palette draws from Upstate’s shifting scenery: autumn browns, muted moss greens, and deep fir tones.
The tactile material palette includes wraparound curtains, the modular Vipp Loft sofa in textured fabric, and a custom earth-toned travertine table surrounded by Vipp Swivel chairs. Together, they bring balance to the fluid floor plan.
Large floor-to-ceiling framed glass doors blur the line between interior and landscape, opening to views of the pond and meadow beyond.

The entryway, window frames, and round-edged millwork are crafted from sapele wood, a type of mahogany that adds warmth and connects the interior to the surrounding forest.
The bathroom walls are finished in earth-toned stucco that echoes the mahogany millwork throughout the house. Positioned beneath a skylight, the space features a pair of Vipp wall spots, a bath module, and a mirror.

Surrounded by rivers, streams, mountains and woods, Vipp Pavilion is a true retreat into nature in one of the most sought-after escapes from city life for New Yorkers. It is situated just minutes from the free-flowing Delaware River where guests can enjoy an array of outdoor activities from boating and rafting to fishing, birdwatching and hiking.
A haven for wildlife, visitors to the area can catch a glimpse of bald eagles soaring over the river or fish for trout or bass, some of the many species native to the area.

Vipp Pavilion has a no pets policy
Our guesthouse doesn’t have a restaurant or room service, but the Vipp kitchen is just waiting to be used. You can find all the tools you need to prepare a lovely meal in the kitchen drawers and cabinets.
We recommend that you stock up on groceries in the nearby supermarket.
To shop locally, there is a very nice grocery store within about a 25-minute drive. They have pantry staples, fresh breads & cakes, charcuterie supplies, and rotating selection of Family-Made prepared meals & sandwich specials:

Note: The area does not have strong cell reception, so please make sure to set your GPS ahead of time.

A self-service concept
Vipp guesthouses are a self-service concept offering experiences and essentials. Our rooms are spread out at various locations, so we do not have a reception or a concierge. You won't find a 24-hour lobby, a gym, daily housekeeping, or fitness facilities. Instead, we offer tailored and curated design destinations out of the ordinary, filled with Vipp's take on design. A part of the experience of our destinations is to engage with the interior of our rooms. Every room is equipped with a kitchen just waiting to be used, so when you have done your grocery shopping, start cooking and enjoy.
Should you have questions or need assistance, a member of the Vipp team will be standby during your stay to assist you.
Reservations and cancellations
All bookings at the Vipp guesthouses are non-refundable. If you cannot make it for your booked reservation, we do offer the option of changing the date of your stay according to availability. A second cancellation cannot be refunded or rescheduled.
Methods of payment
Full pre-payment by credit card or bank transfer at the time of reservation. A valid credit card is required to confirm your booking.
Cancellation policy
All pre-paid bookings are non-refundable.
Vacating rooms
Rooms should be vacated in the same state and condition as they were at the time of check-in. Vipp obtains the right to demand a refund of any damaged or otherwise compromised interior.
Late check-out can be requested upon reservation and is subject to a late check-out fee of EUR 75,00. Vipp reserves the right to decline requests for late checkout.
Pets
No pets allowed.
Smoking
Vipp guesthouses are smoke-free property (including e-cigarettes), and all guest rooms and public areas are designated as such. A smoking fee of 2000 euro per day will be assessed if evidence of smoking is found in your room or on the premises.
